If you run commercial construction in the Brazos Valley, the software question usually gets asked backwards. The useful version is not "which platform should we buy" — it is which invitations did we decline last quarter because there was no capacity to price them.
That number is the one that moves revenue here, and the reason is specific to this market.
Why bid capacity is the constraint in College Station
College Station has spent the last decade turning into a construction market rather than a college town with some building in it. The university's capital programme, the research corridor pulling in biotech, defense, and aerospace tenants, and a population that has grown fast enough to pull national retail and multifamily behind it — that combination produces a steady commercial bid list.
It also produces competition that does not live here. When a project of any size goes out, the invitation list includes contractors travelling in from Houston and Austin, and those firms often bring larger estimating departments. A local GC's advantage is knowing the ground, the subs, the inspectors, and the two adjacent jurisdictions. None of that advantage matters on a job you did not price.
So the operational question is throughput. If your estimating team can take off six sets a month and the invitations arrive at nine, three jobs have a zero percent hit rate — and they never appear in any report, because they were never bids.
What actually eats the hours
On a commercial set, measuring is not the largest cost. The four parts break down roughly like this:

AI takeoff addresses all four, and the second-order effect matters more than the speed: when every quantity traces back to the sheet region it came from, checking a number takes seconds instead of being a re-measurement. Numbers start getting checked.
The Bryan–College Station document problem
There is a local wrinkle worth naming. Contractors here routinely work both sides of the line — College Station and Bryan are separate jurisdictions with their own review processes, and a firm doing work in both is running two sets of submittal timelines against overlapping crews.
That is a document control problem before it is a scheduling problem. The failure mode is not dramatic: a submittal sits in review three weeks longer than anyone tracked, and the material arrives after the trade was scheduled. A submittal and RFI log with genuine ball-in-court tracking and review windows catches it while there is still a decision available.
What a platform for this market actually contains
Not everything. The modules that earn their place for a Brazos Valley commercial GC:

What we would tell you not to build
Do not replace your estimating software. The assemblies, crew productivity rates, and pricing history in it encode what your company has learned from jobs that went badly, and rebuilding that is expensive, risky, and gains nothing. Automate the step before pricing and hand off.

Go and count the invitations you did not price last quarter. Multiply by your average contract value and your hit rate. If that number is uncomfortable, the constraint is takeoff capacity, and that is a solvable problem.
